How to choose the best construction company in Bangalore

Twelve questions to ask before you sign, and the red flags that should make you walk away.

By Golden Homes Constructions · · 7 min read

Bangalore has hundreds of builders, and most of them promise quality, on-time delivery and the best price. Your house is probably the biggest purchase of your life, so it pays to check carefully. Use this checklist to compare companies on facts, not promises.

The 12-point checklist

1. Visit completed and ongoing sites

Photos can be edited; a site cannot. Ask to visit at least one completed home and one site under construction. Look at the finish, the cleanliness of the site and how workers handle materials.

2. Talk to past clients

Ask the builder for contacts of two or three past clients and call them. Ask whether the project finished on time and on budget, and how problems were handled. You can also see what our clients say.

3. Check in-house design capability

A company with its own architects and structural engineers can coordinate design and construction better than one that outsources everything.

4. Ask for itemised specifications

The quote should name brands and grades for steel, cement, concrete, tiles, sanitaryware, electricals, doors and windows. Vague words like "premium" or "standard" are not enough.

5. Insist on a fixed final quotation

Understand exactly what is included, what is excluded and when the price can change.

6. Stage-wise payments

Fair contracts link payments to completed work. Be careful with large upfront payments.

7. A clear written agreement

The agreement should include drawings, specifications, payment schedule, timeline, delay clauses and warranty terms.

8. Written warranty

Ask for structural and waterproofing warranty in writing. Read our warranty terms as an example of what to expect.

9. Quality checks and site supervision

Ask who supervises the site daily and what tests are done: cube tests for concrete, checks on steel and cover blocks, and curing schedules.

10. Realistic timelines

A typical G+2 independent house takes around 10 to 14 months. A builder promising half that time may be cutting corners.

11. Transparent communication

You should have a single point of contact and regular updates with photos.

12. Local experience

A builder who knows your area understands local soil, approvals and suppliers. We work across North Bangalore, including Yelahanka, Devanahalli and Hebbal, and many other locations.

Red flags to avoid

  • A per sq ft rate far below the market with no specifications
  • Pressure to pay a large advance immediately
  • No written agreement or a one-page agreement
  • Unwillingness to show sites or share client references
  • Advice to skip plan approval or build beyond the sanctioned plan

Compare quotes the right way

When comparing two quotes, make sure both use the same built-up area and similar specifications. A cheaper quote with lower grade materials is not cheaper. Our guide to house construction cost in Bangalore explains what should be in a quotation.

Frequently asked questions

How do I check if a construction company is genuine?

Visit completed and ongoing sites, speak to past clients, check the company's registered office and GST details, and read the agreement carefully before paying anything.

What payment terms are fair for house construction?

Payments should be linked to completed stages such as foundation, each slab, masonry and finishing, not to calendar dates. Avoid large advance payments before work starts.

What warranty should a builder give?

Look for a written structural warranty and a waterproofing warranty. Golden Homes offers up to 10 years on structure and up to 10 years on waterproofing.
