Building a house is a sequence of stages, and each stage depends on the one before it. Knowing the order helps you plan your money, your decisions and your site visits. Here is the typical journey for an independent house in Bangalore.
Stage 1: Design and planning (3 to 6 weeks)
We study your plot, family needs and budget, then prepare the floor plans, elevation and structural design. This is the cheapest stage to make changes, so take your time here. Choose your package and specifications at the same time.
Stage 2: Approvals (timeline varies)
The plan is submitted for sanction with your documents. Your e-Khata must be in order. See our building plan approval guide.
Stage 3: Site preparation and soil test (1 to 2 weeks)
Clearing, levelling, marking and a soil test to decide the right foundation. A temporary shed, water and power are arranged.
Stage 4: Foundation and plinth (4 to 6 weeks)
Excavation, PCC, footings, columns up to plinth, plinth beam and anti-termite treatment. Check: footing sizes and depth match the drawings, steel and cover blocks are in place before concreting, and curing is done properly.
Stage 5: Superstructure, floor by floor (6 to 8 weeks per floor)
Columns, beams and roof slab for each floor, followed by masonry walls. Check: concrete grade, slab thickness, curing for at least 7 to 14 days, and that shuttering is not removed too early.
Stage 6: Electrical and plumbing rough-in (3 to 4 weeks)
Conduits, wiring routes and water and drainage lines are laid inside walls and floors before plastering. Check: switch and point locations against your furniture plan, and pressure-test plumbing lines.
Stage 7: Plastering and waterproofing (4 to 6 weeks)
Internal and external plastering, and waterproofing of the terrace, bathrooms and other wet areas.
Stage 8: Flooring, tiling and fixtures (4 to 6 weeks)
Floor and wall tiles, granite, kitchen platform, sanitaryware and fittings.
Stage 9: Doors, windows and painting (3 to 5 weeks)
Frames and shutters, grills, putty, primer and final painting inside and out.
Stage 10: Final finishing and handover (2 to 3 weeks)
Electrical fixtures, cleaning, snag list and fixing, permanent utility connections and handover with warranty documents.
Typical total timeline
| Home size | Typical construction time |
|---|---|
| Ground + 1 | About 8 to 11 months |
| Ground + 2 | About 10 to 14 months |
| Ground + 3 or larger | 14 months and above |
Timelines depend on design, site conditions, weather and how quickly decisions are made. Delays often come from changes made after work has started.
Pay by stage, not by date
At Golden Homes, there is no payment before work. You pay when each stage is complete, so your money always follows progress. Read more about how we work.
Frequently asked questions
How long does it take to build a house in Bangalore?
A typical G+1 or G+2 independent house takes around 10 to 14 months from the start of work, plus time for design and approvals before that.
Which construction stage is most important?
Every stage matters, but the foundation and RCC frame decide the safety and life of your home. They should be checked carefully before moving on.
Can construction continue during the monsoon?
Yes, with planning. Concreting is scheduled around heavy rain, the site is kept drained, and materials like cement are stored under cover.
