House construction cost in Bangalore: what you will really pay in 2026

Per sq ft rates, what pushes the price up or down, and a worked example so you can budget with confidence.

By Golden Homes Constructions · · 7 min read

The first question almost every family asks us is simple: how much will it cost to build my house in Bangalore? The honest answer is that it depends on a few clear factors. This guide explains current per sq ft rates, what is included, what changes the price and how to read a quotation, so you can plan your budget before you speak to any builder.

Current construction rates in Bangalore

For a turnkey project, where one company handles design, materials, labour and supervision, these are our current starting rates per sq ft of built-up area:

PackageStarting rateBest for
Economy Basic₹1,616 / sq ftFirst homes and rental buildings
Economy Budget₹1,717 / sq ftBetter finishes, cost in control
Economy Value₹1,818 / sq ftBetter brands and fittings
Economy Standard₹1,919 / sq ftOur most complete Economy specification
Luxury Prime₹2,121 / sq ftPremium materials, refined detailing
Luxury Elite₹2,323 / sq ftDesigner finishes, top-tier brands
Luxury Signature₹2,525 / sq ftOur highest specification

These are starting prices. The final figure is fixed only after we study your plot, finalise the design and prepare a bill of quantities. You can see what each package includes on our construction packages page.

What is included in the per sq ft rate

  • Architectural plans and structural design
  • Foundation, RCC frame, masonry and plastering
  • Flooring, doors, windows and painting as per the package
  • Electrical and plumbing work with branded fittings
  • Kitchen and bathroom work as per specification
  • Compound wall and main gate
  • Site supervision, quality checks and handover with warranty

Items usually paid separately include plan sanction and other government fees, electricity and water connection charges, and anything you add beyond the package, such as modular interiors or a lift.

Six things that change your construction cost

1. Built-up area, not plot size

Builders price on built-up area: the total covered area of all floors, including walls, staircase and balconies. Two homes on identical 30x40 sites can cost very different amounts because one has two floors and the other has three.

2. Specifications and brands

Flooring, sanitaryware, doors, windows and electrical fittings make the biggest difference between packages. The structure (steel, cement, concrete grade) should never be compromised in any package.

3. Soil and foundation

Hard soil allows a simpler footing. Loose or filled soil may need deeper footings or a different foundation type, which adds cost. That is why we recommend a soil test before final pricing.

4. Design complexity

Cantilevers, double-height spaces, large spans and elevation features need more steel and formwork. A simple, well-planned design gives you more home for the same money.

5. Site access and conditions

Narrow roads, sloping plots, existing structures to demolish or a high water table can add to the cost and the timeline.

6. Changes during construction

Changing the layout after work has started is the most common reason for budget overruns. Freezing the design before work begins is the cheapest decision you can make.

Worked example: G+2 house on a 30x40 site

A 30x40 site is 1,200 sq ft. After setbacks, a typical floor plate is often around 850 to 950 sq ft. A ground plus two floors home with a staircase head room comes to roughly 2,700 sq ft of built-up area.

PackageRateApprox. cost (2,700 sq ft)
Economy Basic₹1,616≈ ₹43.6 lakh
Economy Standard₹1,919≈ ₹51.8 lakh
Luxury Prime₹2,121≈ ₹57.3 lakh

This example is for planning only. Your actual built-up area depends on your plot, the setbacks that apply and your design. Use our construction cost estimator for a quick figure for your own site.

How to read a construction quotation

  • Check the built-up area used for pricing and how balconies, staircase and headroom are counted.
  • Look for brand names and grades, not just "standard quality". Steel, cement, tiles and fittings should be named.
  • Ask what is excluded, especially statutory fees, sump, septic tank, compound wall and borewell.
  • Check the payment schedule. Payments should be linked to completed stages, not dates.
  • Confirm the warranty in writing for structure and waterproofing.

Our checklist for choosing a construction company covers the other questions to ask before you sign.

How to keep costs under control

  • Finalise the design and specifications before work starts.
  • Choose a fixed final quotation instead of an open-ended estimate.
  • Spend on structure and waterproofing first; finishes can be upgraded later.
  • Keep the plan simple and stack wet areas (kitchens, bathrooms) above each other to save on plumbing.
