The 30x40 site, 1,200 sq ft, is the most common residential plot size in Bangalore's layouts. It is large enough for a comfortable family home and, with the right plan, a rental unit as well. Here is how to plan one well.
How much can you build on a 30x40 site?
What you can build depends on setbacks, floor area ratio (FAR), ground coverage and height limits for your site, which change with road width and zone. As a planning guide, after setbacks a typical floor plate on a 30x40 site is often around 850 to 950 sq ft. Our architects check the current rules for your exact site before finalising the plan. Read our building plan approval guide for the process.
Popular layouts
G+1: one family home
Ground floor living, dining, kitchen and a guest or parents' bedroom; first floor with two bedrooms and a family lounge. Around 1,800 sq ft built-up is common.
G+2: home plus rental
A 2BHK rental on the ground floor and a 3BHK duplex above, or the owner on the ground and first floors with a rental unit on the second. Around 2,700 sq ft built-up.
Stilt + 3: parking below
Covered parking on the stilt floor with three residential floors above, where the bylaws for your site allow it. This suits busy roads where on-street parking is difficult.

Design tips for a 30x40 home
- Place the staircase smartly. A staircase on one side keeps rooms regular and allows a separate entry for rental floors.
- Stack wet areas. Keep kitchens and bathrooms above each other to save plumbing cost and avoid leaks.
- Plan for light and air. A small duct or skylight in the middle of the plan brings light into the central rooms.
- Think about rental income early. A separate meter, entry and water connection for each unit is easier to plan now than to add later.
- Leave room for a lift if you are building three or more floors, even if you install it later.
- Plan the sump, septic tank and rainwater harvesting within the setback areas from day one.
Other common site sizes
A 30x50 site (1,500 sq ft) and a 40x60 site (2,400 sq ft) follow the same logic: built-up area and specification decide the cost. Our team can share sample plans for any size. Talk to us with your site details.
