Most homeowners plan their budget around the per sq ft rate quoted by their builder. That rate covers the building itself, but a house involves many other costs that are easy to miss. When these appear late, families end up borrowing more, cutting finishes or pausing work. This guide lists the hidden costs of house construction in Bangalore and shows how to plan for each one from day one.
Why per sq ft quotes do not tell the full story
A per sq ft rate is a convenient way to compare builders, but every company defines it differently. Some include the compound wall, sump and overhead tank; others charge extra. Some include architectural drawings; others treat design as a separate fee. Always ask for an itemised list of inclusions. At Golden Homes, every package lists its inclusions and brands on our packages page, and our compound wall and main gate are now part of the package.
1. Soil test and site survey
A soil test tells the structural engineer what foundation your site needs. It typically costs ₹15,000 to ₹40,000. Skipping it can lead to an over-designed (expensive) or under-designed (risky) foundation. Read more in our soil testing guide.
2. Building plan sanction and fees
Plan sanction involves scrutiny fees, betterment charges, licence fees and sometimes security deposits. The amount depends on the authority, plot size and built-up area. See our building plan approval guide for the process.
3. Khata and property tax updates
If your khata or property tax records are not up to date, you may need to clear dues or update records before approval. Our guide to A Khata vs B Khata explains why this matters.
4. Temporary electricity and water
During construction you need a temporary power connection and a reliable water source. Tanker water and temporary meters can add ₹50,000 to ₹1.5 lakh over the project.
5. Permanent electricity and water connections
BESCOM and BWSSB (or the local body) charge deposits and connection fees. Multi-unit buildings need separate meters. Our guide to BESCOM and BWSSB connections walks through the steps.
6. Borewell
Where municipal water is not reliable, a borewell may be needed. Costs depend on depth and casing and can vary widely by area.
7. Sump, overhead tank and rainwater harvesting
Check whether your quote includes the sump size you need. Rainwater harvesting is mandatory for new buildings in Bangalore above a certain plot size and must be planned in the drawings.
8. Site clearing and demolition
If there is an old structure, rubble or large trees on the plot, clearing and debris removal add cost. Rocky sites may need excavation by breaker, which is slower and costlier than soil.
9. Elevation upgrades
A simple painted elevation is included in most packages. Cladding, louvres, large glass, pergolas and lighting are often extras. Decide early by reviewing elevation design ideas.
10. Upgrades to finishes
Flooring, doors, windows, bathroom fittings and electrical switches have allowances in most packages. Choosing items above the allowance adds the difference to your bill. This is the most common reason for overruns.
11. Interiors
Modular kitchen, wardrobes, false ceiling, lighting and furniture are usually outside the construction package. For a 3 BHK, interiors can range from ₹5 lakh to well over ₹15 lakh. Our interiors team can plan them alongside construction.
12. Gate automation, solar and home lift
Automatic gates, solar water heaters, rooftop solar and home lifts are popular additions. Plan structural provisions even if you add them later.
13. Loan processing and insurance
Banks charge processing fees, legal and technical verification fees, and sometimes insist on property insurance. Read our home construction loan guide.
14. Rent and moving costs
If you are renting while your home is built, the rent for 9 to 14 months is a real project cost. Delays increase it, so a realistic timeline matters.
15. Price changes during construction
Steel and cement prices move through the year. If your contract allows price escalation, a sharp rise in steel prices during the RCC stage can add lakhs to the bill. Ask whether your quotation is fixed for the full project or only for a period, and what happens if work is delayed for reasons outside your control. A fixed final quotation, like the one in every Golden Homes package, protects you from this risk. Our construction agreement checklist lists the clauses to look for.
16. Supervision and quality checks
If you choose a labour contract instead of a turnkey builder, you will need to pay for site supervision, material testing and your own time. Independent engineers or consultants charge a monthly fee or a percentage. A turnkey contract usually includes supervision. Compare the two models in our turnkey vs labour contract guide and see what to inspect at each stage in our quality checks guide.
17. Occupancy certificate and final inspections
After construction, the occupancy certificate (OC) confirms the building was built as per the sanctioned plan. Deviations can lead to penalties or delays in getting permanent connections. Budget time and a small amount for the final inspection process. Read more in our occupancy certificate guide.
How to build a complete budget
| Budget head | Typical share of total |
|---|---|
| Construction (package) | 75 to 85 percent |
| Approvals, fees, tests | 2 to 4 percent |
| Connections and utilities | 1 to 3 percent |
| Interiors | 8 to 15 percent |
| Contingency | 5 percent or more |
Tips to avoid overruns
- Get an itemised quotation with brands and allowances.
- Ask what is excluded, in writing.
- Freeze the design before starting work.
- Route every change through a written change order with cost.
- Use our cost estimator to sanity-check your numbers early.
When you plan for these items up front, the per sq ft quote becomes a reliable foundation for your budget instead of a starting point that keeps growing.
