Electrical wiring and plumbing materials for your new home: a practical guide

Wires, switches, MCBs, earthing, CPVC, uPVC and PVC pipes explained, so you know what goes inside your walls and why it matters.

By Golden Homes Constructions · · 5 min read

Once the walls are plastered and painted, you will never see most of your home's electrical wiring and plumbing again. That is exactly why the materials matter so much. A poor wire can overheat years later. A cheap pipe can leak inside a wall and damage tiles, paint and even the neighbour's ceiling. Fixing concealed problems is expensive and disruptive. This guide explains the key electrical and plumbing materials in plain language so you can make sure your home gets the right ones.

Part 1: electrical

Wires

House wiring uses copper conductors with PVC insulation. Look for wires with flame retardant (FR) or flame retardant low smoke (FRLS) insulation, which reduce fire risk and toxic smoke. Halogen-free variants (HFFR) offer even better safety. Always use wires from reputed brands with the ISI mark.

Typical wire sizes (your electrical consultant will confirm):

CircuitTypical wire size
Lighting and fans1.0 to 1.5 sq mm
Regular sockets2.5 sq mm
Air conditioners, geysers, kitchen appliances4 sq mm
Main supply to distribution board6 to 10 sq mm or as designed

Using undersized wires to save money is a false economy. It can cause overheating, voltage drops and fire risk.

Conduits

Wires run inside PVC conduits concealed in walls and slabs. Use good-quality rigid conduits of the right diameter so that wires can be pulled and replaced in future. Conduits in slabs must be placed before concreting. See our RCC slab guide.

Distribution board, MCBs and RCCB

  • MCBs (miniature circuit breakers) protect each circuit from overload and short circuits.
  • RCCB or RCBO protects people from electric shock by tripping when it detects leakage current. It is strongly recommended for every home.
  • Distribution board: Should have enough ways for all circuits plus spares for future additions such as an EV charger or solar.

Earthing

Proper earthing is essential for safety and for protecting appliances. Your home should have a dedicated earthing system as per the electrical standards, typically with earth pits, and every socket should be earthed. Earthing should be tested before handover.

Switches and sockets

Modular switches from reputed brands are standard today. Use 16A sockets for heavy appliances. Plan the number and position of switches and sockets with your furniture layout, including bedside points, TV units, kitchen counters and USB charging points.

Planning for the future

  • Provision for an EV charger in the parking area
  • Wiring for rooftop solar and inverters
  • Data and network cabling for home offices
  • Smart home and CCTV points
  • A provision for a home lift

Plan your sanctioned load accordingly. See our BESCOM and BWSSB connections guide.

Part 2: plumbing

Water supply pipes

Pipe typeBest forNotes
CPVCHot and cold water inside the homeHandles hot water, corrosion-free
uPVCCold water lines, external linesStrong, economical, not for hot water
PPRHot and cold waterHeat-fused joints, very durable
GI (galvanised iron)Older homesCorrodes over time, rarely used now

CPVC is the most common choice for internal water supply in new Bangalore homes because it handles both hot and cold water and does not corrode.

Drainage and sewage pipes

PVC or uPVC SWR (soil, waste and rainwater) pipes are standard for drainage. Use the right diameters for floor traps, wash basins and toilets, and make sure pipes have proper slopes. Provide inspection chambers at junctions for easy cleaning.

Fittings and valves

Use good-quality fittings and valves from the same brand as your pipes for compatibility. Ball valves and concealed valves allow you to shut off water to individual bathrooms for repairs.

Sanitaryware and CP fittings

Wall-hung or floor-mounted toilets, wash basins, mixers, showers and health faucets come in a wide range. Choose brands with good service networks. Concealed cisterns and diverters need high-quality internal parts because they are hard to access.

Pressure testing

All concealed water supply lines should be pressure-tested before plastering and tiling. This single step prevents most concealed leaks. See our quality checks guide.

Waterproofing around plumbing

Bathrooms, kitchens and balconies need proper waterproofing, especially around pipe penetrations and floor traps. Read our waterproofing guide.

Part 3: water storage and pumps

  • Sump: Sized for your family and rental units, with a proper cover and waterproofing.
  • Overhead tank: Usually a plastic tank or RCC tank on the terrace, sized for daily use.
  • Pumps: A good-quality pump with an automatic controller prevents dry running and overflow.
  • Pressure pumps: Useful for top floors and rain showers.
  • Rainwater harvesting: Mandatory for many new buildings in Bangalore.

Common mistakes to avoid

  • Mixing brands of pipes and fittings. Different brands may not bond reliably, which causes leaks at joints.
  • Too few sockets. Extension boards are a fire risk. Plan more sockets than you think you need.
  • Ignoring the kitchen load. Induction cooktops, ovens, dishwashers and chimneys draw a lot of power. Give them dedicated circuits.
  • No as-built drawings. Ask for marked-up drawings or photos of concealed pipes and conduits before plastering, so you know where not to drill later.
  • Skipping tests. Insulation resistance tests for wiring and pressure tests for pipes should be done before walls are closed.

Questions to ask your builder

  1. Which brands of wires, switches, MCBs and pipes are included?
  2. What wire sizes are used for each circuit?
  3. Is an RCCB included?
  4. How will the earthing be done and tested?
  5. Will water supply lines be pressure-tested before concealing?
  6. What warranty do the brands offer?

Your construction agreement should name all of these. Use our construction agreement checklist. Golden Homes packages list the electrical and plumbing brands for each tier on our packages page.

Final word

Electrical and plumbing systems are the hidden backbone of a comfortable, safe home. Spending a little more on the right materials and testing saves a great deal of trouble later. Our engineers plan these systems in detail for every home. Talk to us to learn more.

Frequently asked questions

Which wire is best for house wiring?

Copper wires with FR or FRLS insulation from reputed ISI-marked brands, sized for each circuit. Halogen-free variants offer extra safety.

Which pipe is best for house plumbing, CPVC or uPVC?

CPVC is preferred for internal hot and cold water lines. uPVC is suited to cold water and external lines. PVC SWR pipes are used for drainage.

Is an RCCB necessary for a house?

It is strongly recommended because it protects people from electric shock by tripping when it detects leakage current.
