Any additional work, alterations, upgrades or changes requested by the client after approval of the original scope may result in additional costs and/or changes to the project schedule.
Such additional works may be undertaken only after confirmation by the client and Golden Homes Constructions.
5. Design & Floor Plans
Design concepts, drawings, floor plans, elevations, 3D visualisations and other design materials provided during the consultation or project process are subject to the agreed scope of services.
Changes requested by the client after approval of designs may affect the project cost and timeline.
6. Approvals & Statutory Permissions
Obtaining statutory approvals, permissions, licences, sanctions, utility connections or other government permissions is not included as a service of Golden Homes Constructions unless expressly stated in a written agreement.
The responsibility for obtaining required approvals and permissions shall remain with the client or the respective authorised professional/agency engaged by the client.
Any applicable government fees, statutory charges, approval fees or third-party charges shall be borne by the client unless otherwise specifically agreed in writing.
7. Payment Terms
Clients are required to make payments according to the payment schedule agreed in the project quotation/agreement.
Failure or delay in making payments may result in corresponding delays to procurement, labour deployment, construction activities or project completion.
Golden Homes Constructions reserves the right to suspend or slow down project activities in case of overdue payments, subject to the terms of the applicable project agreement.
8. Project Timeline
Golden Homes Constructions will make reasonable efforts to complete projects within the agreed timeline.
However, project timelines may be affected by circumstances including:
- Delayed client decisions or approvals
- Changes requested by the client
- Delayed payments
- Material availability
- Labour or contractor availability
- Unforeseen site conditions
- Weather conditions
- Government restrictions or regulatory requirements
- Force majeure events
- Circumstances beyond the reasonable control of Golden Homes Constructions
Any revised timeline will be communicated to the client where reasonably possible.
9. Site Conditions
Construction estimates and timelines are based on information available at the time of quotation.
Unforeseen site conditions such as soil conditions, groundwater, existing structures, utility lines, access restrictions or other concealed conditions may require additional work or costs.
Such additional requirements will be discussed with the client before proceeding wherever reasonably practicable.
10. Materials & Product Availability
Materials displayed in photographs, brochures, website content or promotional material are representative unless specifically mentioned otherwise.
Actual brands, models, colours, finishes or specifications may be subject to availability and the specifications agreed in the project quotation.
Where a specified product is unavailable, an equivalent or alternative product may be proposed, subject to applicable project terms and client confirmation where required.
11. Images, Designs & Project Photography
Images, renders, photographs, videos and visualisations displayed on this website may include completed projects, ongoing projects, illustrative designs or conceptual representations.
Actual project appearance may vary based on site conditions, client requirements, material selections, lighting, landscaping and other factors.

The client is responsible for:

13. Cancellation & Refunds
Cancellation, termination and refund conditions will be governed by the specific quotation, booking document, work order or agreement executed for the project.
Any booking/token/advance amount shall be subject to the terms specifically communicated to and accepted by the client at the time of booking.
